An Introduction to Black Bear Farms Condominiums
Black Bear Farms is a condominium association located West of downtown Traverse City Michigan, in Long Lake Township. We can be found off Cedar Run Road about four miles from the center of downtown, just past Gray Road. We are conveniently located, with proximity to downtown Traverse City, Munson Healthcare Center, many medical offices, abundant recreation and only twenty minutes from Lake Michigan at Empire and Sleeping Bear Dunes and beautiful National Lakeshore.
The development began in 2004 and construction commenced in early 2005 on a parcel containing 38 acres. The concept for the development was Open Space and Natural Living. True to that concept, Black Bear Farms endorses the use of Native Michigan species throughout the development. We are still in construction, having been slowed by the “Great Recession” and currently there are 72 units completed and occupied, with a targeted buildout of 105 units.
We operate our own Water System and Waste Water System, both permitted and monitored by the Michigan Department of Environmental Quality (MDEQ), and operated by a licensed operator Wade Trim Operations Group. We like to think of those as components of our large “recycling” system, self-contained on our property. We “borrow” the water from the earth for our use, purify it and return it to the earth, all on our site. The cost of the water and waste water treatment systems are part of monthly dues and are not additional utility expenses owners have to incur.
Perhaps and maybe more importantly, we have created a “neighborhood” and so we know more than a few of our neighbors and can count on each other for that occasional ride, checking the mail or watching over someone’s home when gone. We have monthly dinners at local restaurants, on a voluntary basis, periodic open house/parties and many more neighborly interactions. We keep up with news and information through our newsletter, the Black Bear Bits, which is published monthly.
Development of the property is under the direction of Scott Norris Building Company and SC Realty. Although there were townhouse units in the early phase, the remainder of the units are duplex units and common to all is superior sound separation. Most units are sold before the construction is started due to the current demand. The Norris staff is eager to accommodate the special wishes of their clients, our future co-owners.
Black Bear Farms business is under the careful watch of a volunteer Board of Directors who generally meet monthly and coordinate with our Property Manager, Monarch Management. We are proud of our operations and can make financial information available, through the Property Manager to Financial Institutions.
