- Annually prepare a budget in compliance with the Association documents

Management & Bookkeeping Services
At Monarch Management our primary goal is to implement a management program which will relieve condominium owners and Board Members of the constant demands associated with managing a condominium project. We are capable of providing you with a customized property management program which will best suit your association’s needs. Listed below are some of the management and accounting services that Monarch offers.
- Maintain 24-hour management and maintenance response system
- Insure that Association has full access to principals of management company
- Design and implement a preventative maintenance program to avoid unnecessary capital expenditures
- Receive and log all maintenance repairs and issues to their completion
- Oversee, obtain and negotiate bids for subcontractor work to be performed within the building
- Review Association insurance requirement and obtain insurance quotes
- Process all insurance claims made on behalf of the Association
- Take such action as may be necessary to promptly comply with any changes in the laws governing the Association.
- Work with attorneys and accountants on behalf of Association whenever necessary to handle the business matters of the Association.
- Maintain and store all records and files of the Association
- Annually prepare a budget in compliance with the Association documents
- Coordinate and attend all meetings of the Board of Directors, the Association’s Annual Owner’s Meeting and any Special Meetings called
- Distribute all required notices for meetings of the Board of Directors and Owners in compliance with the Association’s Bylaws.
